11 Home Updates That Could Increase Your Home Value

Have you paid attention to homes in your area? In my area, the homes are selling as fast as they build them. For those who are selling theirs, they are getting so many offers within days. The housing market is crazy right now and you may be able to capitalize on it. You could be thinking about selling your home for various reasons. We are thinking about it because we want to downgrade seeing our kids are older and could leave soon. Others are wanting to have a fresh start or just move elsewhere altogether. If you’re thinking about selling you will want to get the most out of your property. This will have you thinking about updating some things on your property. Before you sell, check out these 11 home updates that could increase your home value.

Remodeling Bathroom

You may look into replacing an old tub or redo the floors. You may choose to do something that’s simple and maybe you could do yourself. Instead of replacing your tub, you may just need to re-caulk it. It’s simple, but it can make things look much different when done. Another option that’s always helpful is painting your bathrooms. If you have been in your home a long time a fresh coat of paint can make a difference.

Upgrade Landscaping

Landscaping can make a difference when selling your home. Over 94% of real estate agents believe curb appeal boosts your home’s value and ability to sell fast, and that includes landscaping.  We bought our first home when we were in our early 20s and didn’t know much about it. 10 years later, when we sold our home and upgraded to another one, the landscaping was important. Our home could still use some work like adding a nursery. Adding a nursery would make our home stand out more.

Let’s Do Something with the Kitchen

Before moving out of our first home, we upgraded our cabins, and it made our kitchen look much better. In the process, we also upgraded our counter tops and put in a new dishwasher. The dishwasher was stainless steel so we went ahead and added a new refrigerator also. The upgrades in the kitchen added a lot of value. When potential buyers were looking inside, they immediately noticed how nice the kitchen was.

Work More on the Outside

We all have heard of those first impressions and how important they are. The first impression a potential buyer will see is the exterior of your home. The basement is used for many things. In my first home, our basement had a crawl space, and it was our garage. When we started to plan our next move, we knew that we had to do something with the garage. We just had our 3rd child and our home had only three bedrooms. We eventually turned-out basement into a master bedroom, bathroom and laundry room. You could opt to turn yours into an office or even a man cave.

Potentially Add Bonus Room

The bonus room means something different to everyone. One family could look at it as their office. The bonus room could also be a playroom for the children or maybe even a breakfast area. This could also be used as a guest room and could be use when they have guests over. If a big family is looking into purchasing your home, they will love the extra room.

Living Room Upgrade

The living room is where the family gathers to spend quality time together or just watch TV as a family. You have many choices when it comes to the living room. You could make it larger to accommodate a larger living room set. When guests are over a potential buyer could see this as a plus for seating purposes. You could also paint or even add crown molding to make the room look crisper.

Bedrooms

In the master bedroom, this is usually the room for the parents. You may opt for a romantic touch by adding a nice chandelier. You may want to replace all the light fixtures and wall plug in here and all the rooms. A lot of the older homes have carpet and if so, you may want to clean them really good.

Hardwood Floors Throughout the Home

As mentioned before, many of the older homes have carpet throughout the home. Carpet hides a lot of the germs that your home may carry. Many of those homes only have carpet in the bedrooms, but a lot have it throughout the house. Hardwood floors are hotter than ever. Pull up worn carpeting and refinish old floors to let the wood shine.

Replace That Garage Door

This is something we had done a couple years ago. A modern garage door can make a house look decades newer right away. If the garage is attached to the home, then you may also want the door to have insulation and an energy-saving glaze. You may want to consult a designer to help choose the right door.

Add a Pool

When adding a pool to your home, this will attract even more potential buyers. There are pros and cons of having an above ground swimming pool though. This could also turn potential buyers away because of the cost of upkeep. They may also have little children and could see this as a safety risk. It also depends on the region you are living in and its weather.
